What is your price range?
A lot of agents ask: “What is your price range “? The best answer is that we are more concerned about margin than we are about price range. At the current time our criteria is pretty simple, we are looking for 8-10% margin deals. We take into consideration 3.5- 5% closing costs, $ 35 dlls sq. ft. for rehab and take an 8-10% profit margin from there. Most of our inventory is in the $400k – $600k, however we do higher and lower price points. Location, investment parameters, FLIP VS. RENT
At this time we are only working within San Diego County, our objective is to “ Fix and Flip” and currently we don’t rent out any of our properties. We also purchase infill land lots to build new SFR's. To better understand our model, below are our investment parameters:
  1. Net Margin Goal: 8-10% for investments under 600k with a turn time estimate of 4 months. For higher purchase prices we look for a higher return. WE ALSO PURCHASE PROPERTIES OVER 600K. Those are on a case by case basis.
  2. Rehab expenses estimate: Light rehab, ( Paint, carpet, new kitchen, bathrooms, granite countertops, stainless steel appliances, etc) Estimate: $35 sq ft
  3. Closing cost Estimate: up to 3.5-5%
Why do i need a real estate agent if i am licensed?
We are a licensed real estate broker, however, our job is basically running a construction company. We buy SFR’s and condos to rehab, add square footage, and also do new infill construction. Real estate agents are our main source for homes. Exclusive representation is not what we are looking for, however, you can represent us when you have an investment opportunity that we can acquire.
How did you find my information?
We sell a lot of houses and like to gather the business cards from agents who show our houses. This is the most likely way we have your information. Real estate agents also refer their colleagues to us!.
Do you purchase rental property?
Our group invests in “Fix and Flip” at this time with turn times of 6 months or less. Currently “Buy and Hold” ( rent ) is not part of our investment strategy.
Can i relist your property once its remodeled?
You can represent us on the buy side, however, due to the tight margins, and like most other investment groups, we have reduced commissions on the sell side. We are probably one of the very few groups that has been giving the relist to the agent who brought us the house, but we are finding that most of them don't want to do the relist for the 1% we are currently offering.
